Second Innings Home is situated at about 40 kilometers from the Airport in a 28 acre Integrated mixed use project being developed by CRESCO HOUSING PROJECTS. The township is named Defense Enclave and is located in Shankarpally an emerging sub urban area in Hyderabad. The 28 acre township will have a commercial complex, villas, group housing, apartments and a Club house.The neighborhood is user friendly with Banks, ATM’s , Pharmacies, Post Office , etc, in the close vicinity.

he entire community is developed over 28 acre of land of which nearly 40% is open area.

Keeping in view the need of Resident who now do not want to get into a materialistic bonding and want life to be free of commitment, this property had been made a leased hold property. The senior citizen can lease the units on “life time lease” basis.

Luxuriously built, fully serviced and furnished 2BHK and 2.5BHK units with laminated wooden floors, beds with side tables, flat screen TV, TV unit, book shelves, built-in cupboard and study table, coffee table and outdoor table with adequate chairs on the balcony. The attached toilet will have anti-skid finish with state –of-the art fittings. The kitchen in the apartment will have granite platform with stainless steel sink, overhead cabinets, drawers, refrigerator , electric kettles and microwave ovens. There will be more than adequate wardrobes and storage spaces within the apartments.

The project has been conceptualized keeping the changing aesthetic and practical needs of the senior citizens into consideration, this can be explained under two heads i.e. design features and resident services.

Design features: The entire complex has been custom designed to cater to the special needs of people with different types of impairments which keep occurring due to advancement of age. It provides an environment for barrier/obstruction free movement, wheelchair friendly movement and supports movement of Senior Citizen through features like anti-skid flooring, grab bars, wider corridors, resting spaces, covered walkway to the communal areas etc. It gives eloquence with old age friendly color schemes and open area for people with special needs.


Resident Services: CRESCO feels that the residents at the facility should have an active living which entails for service like common dinning, fitness cum physiotherapy, art & crafts rooms, library, indoor games, cards room etc

Personal support services such like laundry/ironing, shopping, handyman, helping with mails, paying utility bills etc.

Need based geriatric services for its residents/occupants which include personal care services like assistance with personal hygiene, bathing, showering, shaving, tooth brushing,dressing, medication etc.

Besides offering the above facilities the complex has an assisted living area along with care giving, which includes doctor at site for routine medical check-ups, visiting doctors, 24X7 nurses and care givers.

Anyone over the age of 55 can lease the apartment.

Sure a person can book and pay the lease deposit as are prevalent and part of the monthly cost and move in as and when required.

The charges are explained in the cost sheet which will be handed over at the time of booking.
There is a booking amount which will become a part of the life-time lease deposit , monthly rent and the service utilization fee per month which includes meals as well.

Yes, CRESCO would facilitate in arranging transport by tying up with a transport company, and the services would be offered on a pre-determined time schedule.

The facility will be fully operational from December 2025 onwards.

CRESCO will have a tie-up with a hospital of repute for medical support. The Hospital will depute registered nurses round the clock. They will also offer preferential treatment and hospitalization services at their hospital if the need arises. CRESCO strongly recommends all residents to get themselves covered by taking up medical insurance.

A medical doctor will be available for 3 hours, 5 days a week,. The doctor would cater to all regular check-ups and needs. For emergencies the Hospital tied up with will respond with help of nurses on duty.

Tie-up with a neutral Ambulance service provider or an in-house ambulance shall be arranged by CRESCO to take a resident to his/her preferred choice of hospital. Ambulance service will be available only for emergencies and will not be allowed as a transport facility.

Most of the services are provided in house. However one will need some nick knacks, toiletries etc. CRESCO will arrange home delivery on best effort basis, through online portals. Shankarpally town is just a kilometer away and has all kinds of shops catering to all the needs of any family. Shankarpally has been the commercial hub for nearly 120 villages in and around. It’s a Municipality now.

3 meals comprising of Breakfast, Lunch, and Dinner would be served. The meals will be healthy vegetarian meals, based on a dietitian guided menus. Non veg meals will also be served 2/3 times a week. In case required/advised attempts will be made to honor special dietary requirement. Festive meals will be served on occasions and festivals. All meals will offer variety. The menu would be planned for each week and circulated in advance.

The tentative timings for serving meals will be from 7.30 am to 9 am for breakfast, 12.30 pm to 2 pm for lunch and 7.30 pm to 9 pm for dinner respectively. Actual timing will be decided closer to operations and with resident’s feedback.

The food will be cooked in treated water and will also be available for drinking at the common dining hall. Other common areas will have provision for water dispensers based upon total usage. For water required in the apartments individual RO would be installed in each apartment.

All Residents need love and empathy of their loved ones, kith and kin. They can come and stay with them for a predefined duration. Second Innings has 5 apartments reserved for guests children etc. where they can stay in the same environment as the Residents. The total duration of a guest is capped at 90 days in a year. Guest are allowed only when the Owner/Tenant is at home

Second Innings is a unique place where instead of rooms it has 5 apartments as mentioned above for visiting, guests etc. It helps guests and relatives experience life exactly the way the Resident lives in Second Innings. These can be booked for 15 days at a time and are available on first come, first serve basis. These facilities and meals to guest are available on extra charge basis.

Yes, they can avail the facilities and the services at an extra cost, based on rules and regulations applicable for guests.

CRESCO respects the sentiments of pet lovers. Being a close knit community it is likely that other Resident may have allergies etc. from some animals which are normally housed as pets. The Residents being advanced in age could possibly suffer from low immune system. It is because of above constraint it is advised to all Residents not to keep pets in Second Innings. However, based on recommendations on grounds of therapy from medical professionals, we can always consider allowing pets.

Services of society plumber, electrician for basic repairs would be part of the larger township. Individual housekeeping including bed making would be part of fixed cost. Once in six month deep cleaning will be provided.

The monthly/quarterly expense statement will be given to each resident in hard copy and an email.

The nursing station will have a provision for sample collection area. Necessary tie-ups with a pathology lab will also be arranged.

This facility is available in Shankarpally and Residents are encouraged to venture outside the complex for a change as well as get their personal grooming needs attended to.

The first level of complaint would be to the Center Manager and in case the issue is not resolved then a complaint would be escalated to the Management Committee and then to CRESCO corporate office.

Bank ATM is in vicinity. Arrangement will be made with a pharma close by and medicine if intimated would be sourced for the Residents and arranged for home delivery.

It is observed Senior like to deal with their respective old timers. Attempts will be made to coordinate and try to get the same continued. CRESCO will also get a panel of such consultants and advisors but dealing would be a personal affair between them.

Skype call will be arranged. Though these days every one prefers to use their smart phones for Facetime.

The communal block (The Club) and the Assisted Living Block (Care Home) would have air-conditioning. Each dwelling unit too has provisions to install Air conditioners and the resident can install them. We can help them buy and install too.

Limited space for car parking is available on first come basis. We have provision for 131 cars in the basement though. But the resident needs to book the fixed slot at the time of registrations.

Monthly/Quarterly payments can be paid either through cheque or bank transfer in advance.

In case of defaults the outstanding amount would be adjusted from the deposit and after three months the services would be stopped and the Senior Citizen would be advised to vacate the premises. Services will be extended once the outstanding is cleared and the deposit amount has been restored.

Second Innings has a unique concept of providing sample living in an apartment exactly the way it is designed for senior citizen. The sample stay comes with full bouquet service.

Second Innings is designed for long term stay, however CRESCO realizes the needs of Senior Citizen and that they need to come and make it a temporary home under some circumstances. Second Innings is neither a nursing home nor a hospice. However a senior citizen can take an apartment on lease for shorter durations. The rental period will be for a minimum of 15 days at time. It will be fully serviced apartment which will come as a total package of medical care, meals and housekeeping.

Special meals and programs would be organized in-house to promote resident involvement and interaction on a secular basis.

Yes, private gathering for family and friends can be organized in the party hall or in the large multipurpose hall depending upon availability of space.

Yes, in order to get rebate on the dining and housekeeping charges it is advisable to inform the management. Besides it will be easier for security measures.

There is a large communal block (The Club) which has areas for activities like listening to discourses, Library, Gym, TV Lounge, Card Room, Carom and Chess Room, Arts and Crafts rooms, Badminton court etc. The township club will have a swimming pool, Table Tennis, Pool Table and other activities.

The monthly charges would be reviewed annually.

Second Innings is a fully serviced community hence there is no need for a personal attendant.

As per Government regulations smoking or drinking in public areas is not allowed. A resident is free to smoke or drink in his/her own apartment.

Adequate power back to meet power load of hardware supplied has been provided

All deposits would be collected in advance. These are Lease Deposit and Deposit against monthly bills. In addition there can be a medical deposit for people who do not have a med claim policy or their medical cost is found uncovered. The quantum and timing of the deposit will be determined by community doctor.
